PRICES
These prices are per apartment and night and for 2 people. They include accommodation, bed linen, towels, tea towels, heating, water, gas and electricity, wellness area, ski room, bike storage, play room, roof terrace, garden with playground, private parking (underground parking), cleaning/final cleaning and all fees and taxes, excepting local tax.
LOCAL TAX
The amount of the local tax is calculated according to the municipal ordinance in force at the time of the stay in the municipality (Kiens municipality: €1.50 per person aged 14 and over and per night).
CHILDREN'S PRICES
Children under the age of 3 stay for free. Children from the age of 3 upwards are counted as adults.
SURCHARGES
A surcharge of €30 per night (for Apart. Harmony, Euphory, Honey, Trendy) and €30 per night for Apart. Sunny (5th Person €100 & 6th Person €140) will be added to the listed standard prices per additional person.
The minimum stay is four nights. For stays of up to three nights, we add to the overnight stay price a surcharge of €30 for the Harmony, Euphory, Honey and Trendy apartments, and €50 for the Sunny apartment.
CHECK IN & CHECK OUT
The apartments will be made available from 2pm on the day of your arrival.
On the day of your departure the apartments will remain available until 9am.
CANCELLATION POLICY
There is no right of withdrawal within the meaning of the Italian Consumer Protection Code.
However, we grant you a right of withdrawal under the following cancellation conditions within the meaning of Article 1382 ZGB (Civil Code):

Up to 30 days before the day of arrival, the reservation may be cancelled without paying a cancellation fee. Only the deposit will be withheld.

In the case of cancellations between the 14th and 29th day before the day of arrival: 70% of the agreed total price

In the case of cancellations between the 7th and 13th day before the day of arrival: 80% of the agreed total price

In the case of cancellations less than 7 days before the day of arrival: 100% of the agreed total price.

In the case of a no-show and if a guests leaves early, the fee for the entire booking period is due in full.
Please inform us in good time if you will not be undertaking your holiday.
BOOKING/DEPOSIT
The booking is only binding after receipt of the deposit (booking security) by bank transfer or online payment. In case of cancellation, the deposit will not be refunded.

PAYMENT METHODS
Invoices must be paid upon departure. You can pay by cash, bank transfer, debit or credit card. The maximum limit for cash payments has been €1,999.99 since 1 January 2022. A discount of 0.5% will apply to cash payments.
PETS
Please understand that pets are not allowed. Neither further inquiry nor the size of your dog has any influence on our decision.
PARKING
You can park for free in our underground car park.

EXTRAS
Breakfast basket: Fee of €12 per person & day (bread roll service €7 pp & day)
Bathrobes: Rental fee of €10 (for the duration of the stay)
Towel change: Fee of €8 per person
